2192 Sirocco DR S.W. C4049188 来自埃及移民的卖方和我联系是因为她家在我卖得西南区Aspen Hill的一套80万的房子在一条街上,因为挂牌几天内房子就pending了,然后很快出售了。所以,她就一直记得,卖房子时好联系我。
1990年建成的房子,尽管房主自己住时做过窗户、厕所、地毯、刷漆等等升级,但仍然保留原始厨房等等需要升级的地方。仔细研究了社区不同地段的房子销售情况,最后卖方希望定价62万挂牌,最主要的原因是因为城市估价58万多。(我打内心深处最痛恨那些把city assessment挂在嘴边的人了。因为那个数据其实没有什么用处,除了城市向你收物业税。它并没有真正反映买卖双方在市场上较量的结果。) 一条街上最近卖出去的原始状况的房子,售价才52万多。总之,我们高了几万挂牌的,做了很多open houses,也适当调低了价格,最后卖出去了。房主还再三要给我写推荐信呢。收到后,帖到那里看看。
